Forty eight hours is the number that matters. Material that stays wet for about two days is material that can start growing mold, and everything about how we work is built around beating that clock.

People assume Arizona is safe from this. Outside air here is dry for most of the year, so the reasoning goes that nothing stays wet long enough to matter. That holds for a spilled glass of water on tile. It does not hold for the inside of a wall cavity, the underside of a floor or the space above a ceiling, because those places are sealed off from the dry air that would otherwise help. In a slab house the water travels into exactly those hidden places.

Heat then makes it faster rather than slower. A ceiling cavity under a Pinal County roof in July sits above 140 degrees, and warm wet organic material is exactly what growth needs. The cooler leaks and roof leaks we attend in midsummer produce visible growth in days. The same amount of water in a cool climate might take two weeks. A manufactured home floor cavity is the worst case of all, because the belly wrap seals the moisture in.

Which is why the sequence matters more than the total time. A leak found on day one and dried by day three is a drying bill. The same leak found on day ten is a remediation bill with containment, material removal and clearance testing attached, and it is a different order of money.

When to test rather than assume: any water that sat more than two days, any musty smell without a visible source, any stain around an air handler or under a roof cooler, and any time somebody in the house has asthma or a breathing condition. Testing costs a fraction of remediation and it sometimes comes back clear, which is a good outcome and worth paying for. In a rental, an independent test is also the document that ends the argument.
